Sustaining Innovation: At The Heart of TRCA's Iconic Green Building
Sustaining Innovation: At The Heart of TRCA's Iconic Green Building
The Toronto and Region Conservation Authority (TRCA) has set a new benchmark in sustainable architecture with its new administrative office at 5 Shoreham Drive, Toronto. Designed as a showcase of environmental leadership and operational excellence, the building is one of the most sustainable buildings in North America. For the institution, it is more than just a workplace—it’s a living example of how infrastructure can harmonize with nature.
At the heart of its continued success is Equans Services, a proud provider of Integrated Facility Management (IFM) for this pioneering facility.
A Reference in Sustainable Design
TRCA’s new headquarters is a four-storey, 86,000-square-foot mass timber structure that exemplifies sustainability in every aspect. Built to accommodate approximately 330 seats, low-carbon wood and concrete hybrid system were considered to compliment the recent changes to the Ontario Building Code. The use of engineered wood significantly reduces embodied carbon, while geothermal systems enhance energy performance.
Radiant panels embedded in ceilings and floors ensure occupant comfort, while solar chimneys and water walls support natural ventilation. The surrounding landscape features bioswales, rain gardens, and permeable pavement to manage stormwater and promote ecological balance.
These innovations have earned the building prestigious accolades, including Zero Carbon Building Design Certification and 2023 Ontario Embodied Carbon Award for New Construction. Currently, it is pursuing LEED v4.1 Platinum and WELL Building Standard v2 Gold certifications.
Geothermal HVAC: Harnessing Earth’s Energy for Sustainable Comfort
At the core of the building’s energy strategy is an open-loop geothermal HVAC system, a standout feature that reflects TRCA’s commitment to low-carbon operations. While not the first of its kind in Toronto, it is among the most advanced and high-profile geothermal installations in a public facility.
The system draws on the Earth’s stable underground temperatures to deliver efficient heating and cooling year-round, significantly reducing dependence on fossil fuels. Water circulates through subterranean pipes, absorbing or releasing heat based on seasonal needs. This thermal energy is then distributed via radiant ceiling panels, in-slab hydronic tubing, and wall-mounted heaters, creating a consistently comfortable indoor environment. Compared to conventional HVAC systems, this approach improves energy efficiency by 15 to 20 percent.
Equans Services plays a critical role in managing this complex system. Our team ensures peak performance through regular inspections and diagnostics, monitors energy consumption and performs preventive maintenance.
Our goal: to extend the lifespan of equipment, ensure its long-term performance, and contribute to the TRCA's sustainability mission.
Equans Services: Powering Performance Behind the Scenes
As the provider of Integrated Facility Management, Equans Services ensures that TRCA’s sustainability vision is matched by operational excellence. Our responsibilities span both soft services—such as janitorial, security, pest control, help desk, landscaping, snow removal, and waste management—and all technical services related to building operations and maintenance. These include fire suppression systems, mechanical and electrical infrastructure, energy management, lifecycle planning, mold and moisture control, indoor air quality testing, water treatment, and more.
Our team works in close collaboration with TRCA to uphold the building’s high-performance standards. From managing geothermal loops to maintaining lighting and ventilation systems, we ensure that every component functions optimally, delivering comfort and reliability to all occupants.
Smart Maintenance for a Smart Building
To support the building’s sophisticated infrastructure, Equans Services applies a proactive maintenance strategy that blends technical expertise with intelligent digital solutions. Our focus on preventive and predictive practices helps minimize disruptions, extend system longevity, and ensure consistent performance.
A cornerstone of this approach is our management of the Building Automation System (BAS). This smart platform seamlessly integrates and controls the building’s mechanical, electrical, and environmental systems—including HVAC, lighting, and energy usage. Through real-time monitoring and data analysis, our team can swiftly detect inefficiencies, respond to irregularities, and fine-tune operations to maintain ideal indoor conditions while reducing energy consumption.
Beyond BAS oversight, we continuously track energy performance to align with TRCA’s sustainability objectives. Our environmentally responsible waste management practices further reinforce the building’s green credentials. This comprehensive, data-driven approach not only enhances occupant well-being and safety but also optimizes the building’s overall efficiency and environmental performance.
Accelerating Sustainable Transition
The collaboration between TRCA and Equans Services with its exemplary Integrated Facility management approach is a leading example of how expert operational support can elevate the performance and longevity of environmentally advanced buildings.
Through our expertise and commitment, we are helping shape a more resilient and resource-efficient built environment for the years ahead.
